The Future of
Fanshawe Road

New Council developments, Timberworks, Cromwell Road

The Development

Located in the heart of central Cambridge and set around a large landscaped park, the development at Cromwell Road delivers 295 new homes, 118 of which are council homes. In addition to the residential element, there is also a children’s nursery.

The Homes

The development delivers a mix of houses and apartments based on the following principles:

Nationally described space standards

Directly-accessible garden and balcony areas

A mix of private and council houses

A percentage of homes are fully adaptable for wheelchair use

Low energy and reduced water demand

Constraints

When considering options for Fanshawe Road, it is important to take into account all of the site’s constraints. Some constraints that need to be considered are:

Potential redevelopment

Redevelopment is an option which the Council is considering for Fanshawe Road. Redeveloping the site would improve the quality of the existing homes and contribute to our wider ambition to provide environmentally friendly housing in the city. It would also enable us to provide new community facilities for residents to enjoy. Redevelopment would allow us to provide additional homes, with the site able to accommodate around 90 homes.

What does this mean for me?

If the redevelopment goes ahead it will involve a number of steps.

Council tenants

You’ll have to move out. This could be to a brand new 1-bed or 2-bed council flat at Cromwell Road (known as Timberworks). If you were to take up this offer, we would:

Aim for a like-for-like move

Provide you with compensation for having to move

Assist you through the moving process

Pay for removal costs including things like fitting carpets

Leaseholders

You’ll have to move out, but we’ll help you by:

Paying for the market value of your property

Helping you in your search and providing guidance on the moving process

Giving you a year to complete your move – though most people move within six months

Next steps

We are committed to engaging with you as the residents of Fanshawe Road and want to make sure your voices are heard at every step of the way.

A progress report will be sent to the City Council’s Housing Scrutiny Committee in June. This will include a report on this engagement with residents, and anything we are doing in response. If the redevelopment goes ahead it will involve a number of steps. We will need to develop a scheme with which everyone is happy, ask for planning permission and funding, and develop an implementation plan.
